From Inception to 20 April 2010, Mirvac AQUA (AQUA) was a 50/50 joint venture
between:
Mirvac Real Estate Debt Funds Pty Limited is part of Mirvac
Funds Management Limited (MFML), the property funds management arm of the Mirvac
Group. Mirvac is a leading diversified property group focusing on property
investment, development, funds management, property and hotel management. At 31
December 2008, MFML had approximately $7.6 billion in funds under management.
Balmain Funds Management Pty Ltd is a wholly owned subsidiary of Balmain NB Corporation Limited (Balmain).
Balmain wholly owned subsidiary, Balmain NB Commercial Mortgages Limited has
been originating and managing commercial mortgages around Australia for over 30
years. As one of the largest non-bank originators of commercial mortgages in
Australia, it originates and renews over $4 billion in commercial mortgages each
year and presently manages over $10 billion of commercial mortgage relationships
at the borrower level.
Balmain generates a wide range of commercial mortgage
loans from traditional registered first mortgages (senior debt) to construction
and mezzanine loans. These are diverse by type, location, property sector,
borrower and dollar size.
At a unit holders meeting held on 20 April 2010 the
following changes occurred:
- Balmain became the sole shareholder of AQUA, providing both continuity of
management to IF and HIF and access to an expanded skill set in the origination,
administration and management of commercial mortgages;
- Permanent was appointed as the New Responsible entity;
- A New
Strategy will be implemented for the future operations of IF and HIF; and The
name of IF and HIF will be changed to Balmain AQUA Income Trust and Balmain AQUA
High Income Trust
